Distressed to strategic.
Private to institutional.
We originate off-market distressed real estate transactions in Dubai for a network of qualified family offices and private buyers.

We work with sellers facing time-sensitive exits and buyers seeking 15–30% discounts on prime Dubai and European inventory.
For Sellers
Discreet exits. Verified buyers.
No public listing.
Sellers come to us under pressure: visa cancellations, court orders, financing failures, and urgent liquidity requirements. These are not distressed sellers in the colloquial sense, but informed principals who need to move quickly and quietly.
We work on a confidential mandate. We match you to a verified buyer from our active network. Our fee is 3% of the transaction value, paid by the seller only on closing. There is nothing to pay unless a deal completes.
We do not list properties publicly. We do not speculate on mandates. If your asset does not fit what our network is actively seeking, we will tell you at the outset.
For Buyers
Off-market inventory. 28-point verification.
No noise.
We serve UAE-based and European family offices, private banks, and law firms, single-family wealth vehicles, and qualified high-net-worth individuals with the capacity to transact without institutional delays.
Our current inventory covers verified distressed positions in Palm Jumeirah, Emirates Hills, Downtown Dubai, Dubai Marina, Dubai Hills, Al Barari, Business Bay, and Jumeirah Village Circle. Assets reach you only when they meet your mandate criteria.
Every deal passes a 28-point verification protocol before it reaches a buyer. Title history, debt position, developer standing, occupancy status, and exit velocity are among the checks completed before introduction.
Tokenisation
Real estate. On-chain.
PAT.partners structures real estate assets for tokenisation, converting ownership stakes in Dubai property into digital securities. We work with compliant issuance platforms and legal counsel in DIFC and ADGM jurisdictions.
Family offices and institutional buyers seeking fractional exposure to prime Dubai assets, secondary liquidity, or portfolio diversification through regulated digital asset structures.
Every tokenisation mandate begins with the same 28-point asset verification we apply to traditional transactions. The underlying asset must be clean before it goes on-chain.
Mortgage & Financing
Structured financing for prime Dubai assets.
We connect qualified buyers with UAE-licensed mortgage brokers and private lenders offering competitive financing on Dubai residential and commercial assets. Both conventional and Islamic financing structures are available.
For international buyers, we facilitate cross-border financing introductions through our network of private banks and family office lenders in Switzerland, the UK, and the Gulf.
Every financing introduction is handled with the same discretion as our transaction mandates. We do not charge buyers for financing introductions. Lender fees apply only on successful drawdown.
Process
How we work.
Origination
We receive a confidential mandate from a seller or identify a distressed position through our network of legal, banking, and developer contacts in Dubai.
Verification
Every asset passes a 28-point check covering title, debt structure, occupancy status, exit velocity, and market comparables before any buyer introduction is made.
Match & close
We introduce the asset to the single most qualified buyer in our network. One introduction. No auction. No noise.
